Once you have identified a suitable property we will put your offer forward to the seller both verbally and in writing stating any special conditions of the offer. Following your offer you will need to demonstrate that you are financially able to proceed (e.g. provide evidence of your funds or a copy of your mortgage agreement in principle). If you are financing this purchase with a mortgage, a survey of the property will be booked in on behalf of the mortgage lender to identify any structural problems and independently advise you on the property's market value. After the mortgage valuation report is received, a formal mortgage offer will be sent to you and your solicitor which you will need to sign before it is returned. If there is no mortgage you can request an independent homebuyers survey to be done on the property. Exchange of contracts occurs when all enquiries have been confirmed and agreed. Once the contract has been signed by both parties the deposit will be transferred or paid in the form of a banker's draft from your solicitor to the seller's solicitor. The completion date is then set by mutual agreement. Sometimes a simultaneous exchange and completion can happen within the same day but normally there is an agreed amount of time between exchange and completion to allow for packing and removal company arrangements.
Completion officially takes place when the residual monies are transferred from your solicitor to the seller's solicitor's account. We will release the keys once the seller's solicitor has called to confirm that the money has cleared in their account.
