Before signing any agreement, you must be a UK resident or have the right to reside here for at least 12 months. All fees must be paid by BACS ONLY. We do not accept cash, cheque or Credit Card payments. You need to inform us immediately in writing of any special requests with regards to the property and the tenancy. The property will be presented to you as you saw it at the time of viewing. Any changes/works that will be carried out will be notified to you in writing. All tenancies are 6 months, unless stated.
This person must be made aware that they will be held responsible for the payment of the monthly rent if the tenant within the property fails to pay and all terms of the tenancy. The guarantor’s agreement is a legally binding contract. Guarantors are also subject to similar referencing procedures as those of the potential tenant and must be a homeowner within 40 miles of the property address and, if necessary, agree to use a court of our choice.
Once your referencing is successful, and within 2 working days, we require a confirmed moving in day. This moving in day must be within 14 days. If it is greater than 14 days, and subject to approval, your first month’s rent will be payable. We reserve the right to change the move date without notice.
If you decide to withdraw from the property and apply for another one through us or change your moving date once one has been confirmed, this will incur a fee of £60 Inc. vat. If there is a change of tenant during the tenancy, the current application fees and terms of application will apply as well as an administration fee of £60 Inc. vat. These fees needs to be paid within 24 hours to effect the change. Any changes are subject to approval.
All monies must be paid before completion takes place. This would be by BACS 3 working days prior. We won’t accept cash, cheque or card payments.
All parties over the age of 18 must be present at the property without fail as we cannot complete the tenancy without. If you do not adhere to this it will be deemed as withdrawing.
We will inform “Tenant Shop” that you have moved in to the property, but it is ultimately your responsibility to ensure they have the correct details for you. We do not read water meters. Do not put our company name as the liability on any utilities, put “The Landlord” and the property address, unless instructed otherwise. If you do not “opt in” to this service, which is completely free of charge, we will not be able to process your application.
You will be sent confirmation that your deposit has been registered, please keep this safe as it will only cause delays in its return at the end of your tenancy. The deposit must never be relied upon to pay your last month’s rent. Evolution Properties uses the "Deposit Protection Service".
You must keep us informed of any changes to contact details and we would expect you to respond immediately to all messages. We will always use the bank details on your application form unless notified otherwise. We communicate largely by email and as such, you agree to monitor this on at least a daily basis and respond to any requests that we make.
All maintenance will be carried out as per the agreed Service Level on the confirmation form. Tenants must be aware that certain jobs won’t be fixed immediately and that they will need to make allowances for this. Rent must not be withheld and contractors must not be instructed as per the tenancy. You will be responsible for consumables at the property. You must act in a tenant like manner at all times and allow access to contractors upon request. You may be required to take time off work or arrange for someone to be present, compensation is not payable under any circumstances. If a lock change is carried out, you must supply 2 copies of each key to us. You agree to report all maintenance via email. We will provide this address to you at the time of completion.
You must give at least one contractual month’s notice and in line with the terms of your tenancy. The checkout will happen on the agreed day. We will check that you have emptied the property of all your belongings, secure all doors and windows and take readings for the gas and electric. We do not take water readings. The inventory will be checked after all parties have vacated the property and not at the time of the check out. The deposit must never be relied upon to pay your last month’s rent. To clean to a good and professional standard the Property and Fixtures and Fittings at the end of the Tenancy, to the same standard to which the Property and Fixtures and Fittings were cleaned prior to the start of the Tenancy, as shown in the Inventory and Schedule of Condition. You will not be allowed extra time after the end of the tenancy to return to clean it.
All payments must be by BACS ONLY. We do not accept cash, cheques or card payments of any sort. We do not provide receipts for monthly rent payments.
